Subsidence Repairs

The Company has considerable experience in the survey, specification and repair of subsidence damaged properties.

Subsidence damage can occur for a variety of reasons and in some cases can caused by a combination of several factors. Some common causes include:

  • Tree root desiccation/root growth
  • Seasonal desiccation
  • Water leakages from drains or potable water pipes
  • Vibration due to traffic or construction activities
  • Mining
  • Landslip
  • Bell Pits
  • Swallow holes
  • Seismic or mining blast events
  • Undermining caused by adjacent excavation work
  • Fluvial and Pluvial Flooding events
  • Impact
  • Contamination

The subsidence investigations we undertake, seek to establish the principal causes of the damage and recommend appropriate and proportional remedial works to mitigate the problem.

Procedure

In some cases, it is necessary to monitor buildings in order to reliably measure the effect of interim remedial measures e.g. the removal of trees/ repair of drains or to assess the rate of movement where a slow acting mechanism is the cause.

Where it is necessary to instigate major repairs, all work is administered under a standard contract form by SMP Ltd including the issue of Interim and Final Certificates and a Certificate of Structural Adequacy.

Where required, SMP can also provide impartial advice on remedial schemes proposed by third parties which typically occurs in Party Wall Disputes or where Insurers are using their own in house Engineers/ Building Surveyors to design remedial work schemes.
